Preston Royal Proposal Returns With Reduced Tower Heights

Developers rework plans as they continue to seek support for a zoning change

Developers behind the proposed mixed-use project at Preston Road and Royal Lane have reduced the height of planned residential towers as they continue to seek support for a zoning change at the site, according to the Dallas Morning News.

According to the News, developer Leland Burk reportedly revised plans reducing the project’s hotel-condominium tower to 240 feet, or 19 stories, while the apartment tower would be lowered to 210 feet, or 18 stories. The reductions also decrease the overall residential and hotel capacity planned for the development. The apartment building would contain approximately 175 units. Updated plans call for no more than 150 hotel rooms and 50 condominiums in the mixed-use tower, the News reported.

Burk said revisions followed discussions with nearby residents, Dallas City Council members, and members of the city’s Planning and Zoning Commission, said the News.

A community meeting, hosted by council member Gay Donnell Willis May 18 at St. Luke’s Episcopal Church, drew a large crowd and featured discussion between residents and the development team, with concerns largely centered on building height and traffic impacts.

Opposition to the project has also coalesced around Preserve Preston Hollow, a nonprofit organization formed by nearby residents, with their stated message reading: “No skyscrapers, no rezoning at Preston and Royal.”

According to Preserve Preston Hollow, the Dallas City Plan Commission will hold a public hearing to consider the zoning change that would allow the development to move forward — their website indicating a CPC briefing scheduled for 9 a.m. and a public hearing scheduled for 12:30 p.m. on June 25.

According to the Dallas City Plan Commission website, residents can attend the June 25 hearing in Council Chambers, located on the 6th floor of Dallas City Hall, 1500 Marilla Street, Dallas, Texas. Pre-registration is required for members of the public interested in addressing the council.
