New High-Rise Planned for Knox Street District

A new, luxe residential high rise planned for the Knox Street District is expected to offer 100 homes

A new, 20-story high-rise development is planned for the Knox Street District, between the Katy Trail and North Central Expressway.

The project planned at 5220 McKinney Avenue, dubbed The Savannah, is in the early design phase, but is currently expected to offer 100 luxury rental residences, averaging about 1,800 square feet. Rent prices are expected to be comparable to other luxury residential buildings in the area, such as The McKenzie, The Lora, and The Galatyn.

The Savannah is being developed by Cover2 Capital, which was founded by former SMU football player Blake Poston.

“The project is envisioned as a 100-unit community with large-format residences, elevated amenities, below-grade parking, a rooftop amenity deck, and timeless architecture in one of Dallas’ most walkable and supply-constrained urban infill submarkets,” a description of the project on Cover2 Capital’s website reads.

Poston said in an email that the project is expected to start construction in late 2027 and be completed 30 months thereafter. He said the construction cost is estimated at around $100 million.

The news of the development was first reported by the Dallas Morning News.
